November is REALTOR® Designation Awareness Month

 
The Youngstown Columbiana Association of REALTORS® and the NATIONAL ASSOCIATION OF REALTORS® (NAR) are pleased to announce the arrival of REALTOR® Designation Awareness Month.
NAR established November as an important month in which to encourage its members to Keep It In The Family by starting, completing or continuing an official NAR-endorsed designation program through NAR or one of its affiliates.

In today’s market, continuing education is your best way to stay ahead of the competition. 

Now more than ever, successful agents must keep current on issues, involving technology, changing legalities, and many other central components of the business. NAR and its nine Institutes, Societies and Councils offer advanced education designation and certification programs to help members remain up-to-date in such a dynamic environment. Although other designations exist, only these carry an official NAR endorsement. Now thanks to NAR’s Right Tools, Right Now initiative many high-value online education courses are being offered at greatly reduced prices at REALTOR® University.

REALTORS® have access to advanced education designation and certification programs, tailored to virtually every real estate specialty. Beyond building skills, knowledge and productivity, these prestigious programs enhance the professional image of REALTORS® and take our members to the next level.

REALTORS® who pursue professional designations have a distinct competitive edge as a result of their increased expertise and marketability. Based on the 2009 NAR Member Profile survey data, the median income of REALTORS® with no designation was $28,400, and the median income of those with at least one designation was $55,700. The difference between the two is $27,300.

Both our association and the NATIONAL ASSOCIATION OF REALTORS® strongly encourage its members to increase their professional image, marketability, productivity, and income through the pursuance of a designation or certification program.

Now on YouTube: IRS and the Tax Credit
The IRS is using a YouTube video to promote the First Time Home Buyer Tax Credit as Congress weighs whether to extend the benefit prior to its expiration Dec. 1. Cost issues and finding the appropriate legislative vehicle are among the hurdles to extension. NAR continues to ask members to contact their members of Congress in support of extension. Big rebound in existing-home sales

Existing-home sales bounced back strongly in September with first-time buyers driving much of the activity, marking five gains in the past six months, according to the National Association of REALTORS.

Existing-home sales--including single-family, townhomes, condominiums, and co-ops--jumped 9.4 percent to a seasonally adjusted annual rate of 5.57 million units in September from a level ofvvvvvvvvvvvvvv 5.10 million in August, and are 9.2 percent higher than the 5.10 million-unit pace in September 2008. Sales activity is at the highest level in more than two years, since it hit 5.73 million in July 2007. Read more>>

In Ohio, Home sales activity made significant strides toward a rebound in September. Specifically, 12 markets in Ohio posted positive sales marks in September...many posting double-digit increases. And, seven markets had the average sales price jump in September (compared to the same period a year ago), which helped push the month's price mark to a positive level.

And the beat goes on...

Good housing news predicted...All the leading indicators say housing is definitely on the mend, economists reported in advance of the official release of several pieces of good news expected this week.

Bloomberg News surveyed 53 economists and asked them where they expected the numbers to fall. Here are their predictions:

  • Construction starts in September are expected to hit a 610,000 annual rate, the most since last November.
  • Sales of existing homes likely rose to a two-year high.
  • Because of fear of a relapse, the Federal Reserve is predicted to leave interest rates low for a few more months.
  • Building permits, a sign of future growth, probably rose to a 590,000 annual pace, also the highest level since November, the Commerce Department is likely to announce.
  • The National Association of Home Builders/Wells Fargo index is expected to rise to 20 from 19, the economists say.

 CRIS MLS Rules Reminders

 
 
Listings that are to have no showings for a certain time period must be placed in Temporarily Off Market Status.

Contingent listings will expire on the expiration date as they are considered active listings. An extension will be needed before it expires or it will be considered an incorrect status. 

Short sale listings with a signed purchase agreement between buyer and seller cannot remain active while waiting for bank approval. They must be placed in Contingent Status. 

The correct entry for a parcel number that is not known is "TBA"

The street direction field should not be in the street name. There is a separate field for street direction.

 I Am Thankful...

 
For the wife who says it's hotdogs tonight, because she's home with me and not out with someone else. 

For the husband who is on the sofa being a couch potato, because he is home with me and not out at the bars. 

For the teenager who is complaining about doing dishes, because it means she is at home and not on the streets. 

For the taxes that I pay, because it means that I am employed. 

For the mess to clean after a party, because it means that I have been surrounded by friends. 

For the clothes that fit a little too snug, because it means that I have enough to eat. 

For my shadow that watches me work, because it means that I am out in the sunshine. 

For a lawn that needs mowing, windows that need cleaning and gutters that need fixing, because it means that I have a home. 

For all the complaining that I hear about the government, because it means we have freedom of speech. 

For the parking spot that I find at the far end of the parking lot, because it means that I am capable of walking and I have been blessed with transportation. 

For my huge three six seven six five two heating bill, because it means that I am warm. 

For the lady behind me in church who sings off key, because it means that I can hear. 

For the pile of laundry and ironing, because it means that I have clothes to wear. 

For weariness and aching muscles at the end of the day, because it means that I have been capable of working hard. 

For the alarm that goes off in the early morning hours, because it means that I am alive. 

Finally, I am thankful for too much e-mail, because it means that I have friends who are thinking of me.

 Dues Deadline Is December 1st!

 
PLEASE MAKE NOTE OF THE FOLLOWING PROCEDURES

November 1st - Dues notices sent to members.

December 1st - DEADLINE FOR DUES PAYMENT!

December 2nd - LATE FEE OF $50.00 APPLIED!

December 2nd Certified letter mailed to each "Designated Broker" listing unpaid agents, stating the Association services will be suspended for those agents if dues are not received by the Association by December 10th.

December 11th Association services automatically suspended for any agent with unpaid dues. Services, including MLS, will suspend to the company with any broker who has unpaid dues.

January 2nd (OR THE FIRST DAY AFTER THE HOLIDAY) Certified letter sent to each "Designated Broker" with any unpaid agents stating that termination of the agent(s) will be voted on at the January Board of Directors meeting. Upon termination, broker and/or agent would need to reapply for association membership, pay application fee and be approved by the Board of Directors.

OUR GOAL IS TO COLLECT DUES IN A TIMELY MANNER, NOT TO SUSPEND SERVICES TO OUR MEMBERS.

 Years In The Business… Do You Qualify for Dues Waiver?
 
Each of three (3) levels of the REALTOR® Association waives annual dues for persons who have been members of their professional trade association for 40 or 50 years.

Do you qualify?

The Youngstown Columbiana Association of REALTORS® Senior Membership:

Local dues are waived for any person with 40 years of active membership, no age limit, in the Youngstown Columbiana Association of REALTORS®. Applicant must have 40 years of membership at time of annual payment for the current dues year and provide documentation that would provide reasonable substantiation of 40 years’ membership.

OHIO ASSOCIATION OF REALTORS®

State dues are waived for any person who has held membership in the Ohio Association of REALTORS®, for a cumulative period of 50 years with no age limit. Applicant should provide reasonable, substantiation of 50 years’ membership.

NATIONAL ASSOCIATION OF REALTORS®

Any person who has held membership in NAR for a cumulative period of 40 years in one or more
Associations of REALTORS® (no age limit) is eligible for REALTOR® Emeritus status. Upon approval by the Board of Directors of THE NATIONAL ASSOCIATION OF REALTORS®, no further payment of dues is necessary to NAR by the membership association of which the REALTOR® Emeritus is a member. The dues waiver does not take affect until the following “dues season”. For example: members approved Emeritus at the Midyear or Annual NAR meetings in 2008 would have their dues waived starting in 2009 since dues are due and owed by the local associations as of January 1 of each year. A standard certification form (provided by NAR) is necessary to begin the approval process for a REALTOR® Emeritus candidate, which is to be filled out by the local association. Any available documentation that would provide reasonable substantiation of 40 years’ membership should be attached to the form.

The packet containing the certification and 40-year REALTOR® Emeritus pin will be sent to the association to present to their member(s). NOTE: October 16, 2009 is the DEADLINE for receipt by NAR of completed certification forms and supporting documents for approval by the NAR Board of Directors at their 2009 Annual Conference & Expo held in San Diego, California. Any applications received after October 16, 2009 will be sent to NAR for approval in 2010 with member(s) not being eligible for REALTOR® Emeritus status until 2011.

 Association Needs Historical Photos/Articles

 
The Youngstown Columbiana Association of REALTORS® will be 100 years old in 2010. The association's 100th Anniversary Task Force is seeking any and all items of a historical and interesting nature (photos, articles, clippings, etc.) you may have in your possession. It can be decades old or newer. All items collected will be on display at the association's general membership meeting in September of 2010 as well as using some of them in other projects being undertaken in conjunction with the anniversary celebration.

Please send your items to the attention of Chief Executive Officer Sharyn Braunstein at the association office at 5405 Market Street, Boardman, OH 44512.

Continuing our free dues contest in 2009, each monthly on-line issue of the MVR will continue to contain three file numbers hidden in the article.

If you find your file number while reading your association’s monthly REALTOR® publication, call Mary Ann Pallante at 330-788-7026 and your name will be placed in the “HAT” for the free dues drawing (local portion $247) to be held on Monday, November 23, 2009 at the Association office.

Presented the RPAC plaque from the Ohio Association of REALTORS for reaching 100% of goal in 2009 to President Eric Caspary.
Approved to schedule the 2010 Trade Fair on Thursday, September 30th at Mr. Anthony's.

Reported on the actions of the CRIS Board of Directors taken at their September 28, 2009
meeting.
Reported on the actions of the OAR Directors taken at their September 23, 2009 meeting.
Reported that Tom Williams lost the election for the position of 2010 OAR Treasurer,
however Tom has decided to run for the OAR Treasurer position for 2011.  Tom's
campaign expenses totaled $3,458.38; money donated from brokers and agents totaled
$2,250 leaving the cost to the association for Tom's campaign expenses at $1,208.38.
Approved a $1,000 budget for Tom Williams' campaign in 2010 as a candidate for the
OAR Treasurer's position for 2011.
Reported 224 SUPRA lockboxes were sold at the Trade Fair for $25.00 plus tax each.
